CONVEYANCING,  SELLING

We offer Fixed Fee Conveyancing at 599* for our legal fees from preparing contracts to settlement. We also offer lowest price guarantee where if you can find a written cheaper price from a Conveyancer or Solicitor we will beat it by 10%. In addition, Costi Legal provides a premium service together with our lowest price guarantee.

Our fee includes:

  • Confirm your identity as required by Verification of Identification Standards by Land and Property Information.
  • Review your contract with your real estate agent and explain this to you.
  • Prepare the Contract for Sale and Purchase of Land and obtain all relevant title searches and certificates that need to be attached to the contract. When ready, we provide you and your real estate agent with a copy of Contract for Sale and Purchase of Land.
  • When purchaser is found, we negotiate special conditions and additional terms with purchasers Solicitor or Conveyancer.
  • In the event property is sold by Auction receive sales advice from your real estate agent after the Auction.
  • If property is not sold by Auction finalise the Contract for Sale and Purchase of Land in preparation for exchange of contracts.
  • Arrange for you to sign the contract.
  • Exchange identical Contract for Sale and Purchase of Land with purchasers Solicitor or Conveyancer.
  • Advise your bank that your property has been sold and assist you with Discharge of Mortgage forms required by your bank.
  • Prior to settlement organise for you to sign Transfer in preparation for settlement.
  • Obtain payout figure from your bank.
  • Check with you when council rates, land tax, strata fees and water rates were last paid and compare final adjustment figures provided by purchasers Solicitor or Conveyancer.
  • Contact you to confirm your directions as to remaining settlement funds.
  • Arrange to attend settlement with purchasers Solicitor or Conveyancer and your financial institution.
  • Once settlement is finalised contact you to confirm.
  • Prepare and send final letter confirming the details of settlement.

Disbursements

*Disbursements are to prepare a contract that would include title search, common property title search (if applicable), deposited plans, strata plans (if a unit or townhouse), section 149 planning certificate, drainage diagram, Office of State Revenue section 47 clearance certificate and 2016/2017 contract of sale.
